A Michigan Process Server for Landlords and Property Managers
Landlords and property managers send us the papers a tenant has to receive, and we deliver them anywhere in Michigan, from the written notice before a case starts to the court papers once it has.
You or your attorney prepare every paper and decide what is served and when. We deliver it, record the date, time and place, and return a signed proof of service. We do not file court papers, and we do not remove anyone from a home.
What landlords and managers send us
- A notice for one tenant at a single rental home
- Notices for several units in the same building or complex
- Court papers for a tenant after the case is filed
- Papers for a tenant who has moved out or stopped answering the door
Sending tenant papers to us
Send the papers as prepared
Send each notice or court paper exactly as you or your attorney prepared it. We serve what we are given, and we do not fill in or change papers.
Match each paper to its unit
Give the full address with the unit number, every adult named on the papers, and the hours someone is usually home. For a building, say which papers go to which unit.
Hand delivery first, every visit logged
The server tries to hand the papers to the tenant. If nobody is home, the next visit is at a different time of day. Leaving papers with another adult or posting them happens only where the rules or a court order allow it.
A signed proof for each tenant
Each completed serve comes back with a signed, notarized affidavit of service stating when, where and how the papers were delivered. Audio-video documentation can be added on request.
Questions landlords and property managers ask
Do you remove tenants from the property?
No. We serve papers only. We do not file court papers, give legal advice, or remove anyone from a home.
Why does the delivery date matter so much?
The notice period runs from the day the tenant is served, so the date and the manner of delivery are written down at every attempt. The affidavit is prepared from that record.
How do I get a quote for several properties?
Quotes are given by phone. Call (248) 268-0097 with the addresses, the number of tenants and your deadline.
